Foundation Inspections for Agents

The foundation is arguably the most important component of a structural inspection. It is the base for which all other components are built on. This course is aimed at helping real estate agents better understand the different types of foundations, and the issues that each of them can have. There will be discussion about which deficiencies are most common during a home inspection. We will go over how to evaluate the foundation by the findings in the home inspection report. Discuss what might be the least to the most concerning deficiencies from a buyer’s perspective. How to set client expectations before and after the inspection. What to do when further evaluation by a professional is recommended. How to negotiate repairs to the foundation.

Repair Amendments, From a Home Inspectors Perspective

Asking for repairs after an inspection report is a very important part of the home buying process. As an inspector, it is common to find that the repair amendments are not always fully completed by the contractors. There can be many reasons for this, but a common one is the poor wording from the repair amendments. If the contractor does not understand what the repair amendment is asking for, it is often time just ignored and not properly repaired. This course is designed to tackle those issues and help equip the agent with the tools necessary to write a clear and concise repair amendment. It will also help the agent create a process for making sure that repairs requested in the repair amendment are properly completed by competent professionals.

Understanding the Home Inspection

What goes into a home inspection is something that is often misunderstood by many buyers. This course is designed to help agents have a better understanding of the inspection process and how to help their buyers understand as well. In this course we will go over what the requirements are from TREC in relation to home inspectors. We will be discussing how to book and inspection, what requirements the inspection company might have, and what will be required of all the parties involved in the transaction. We will go through the different sections of the inspection process in brief detail to identify what the buyers might find important and to how to set expectations about the home inspection process and the findings. The agent will learn what to do after an inspection is completed.
