Why should I choose Bentley Home Inspections?
The purchase of a home is one of the largest investments a family can make. A home inspection gives you an unbiased, professional opinion on the current condition of the house. It helps uncover immediate concerns and areas that could become a problem in the future, saving you money now and later and helping with negotiations. Every residential inspection is also backed by our 120-day warranty, $100 deductible coverage and 100% money-back guarantee.
How long will the inspection take?
Most inspections take an average of 3–4 hours depending on the home's size and what's being inspected, not including the time to prepare the report. Time varies with the size and condition of the property. Attics and crawl spaces must be accessible or we won't be able to inspect those areas.
My bank is having the house appraised. Should I still have it inspected?
Absolutely! The appraisal is an independent evaluation of the property's market value, and the appraiser works for the bank. We work for you, giving you a realistic, unbiased look at the property's current condition.
Does a brand-new house need an inspection?
Absolutely! Most builders try to provide a high-quality house, but they also have to stay competitive. Much of the work is done by subcontractors, skilled labor is in short supply, coordinating trades is a juggling act, and new products are constantly introduced. An independent inspection catches what slips through.
How much does a home inspection cost?
Price is based on the size of the house and any other buildings, plus any additional services you choose. Residential inspections in Lubbock start at $420, quoted per square foot. See our full pricing, or call for a quote. If you're a buyer, it helps to have the listing handy when you call.
Why do some competitors cost less?
All home inspectors are not equal. You only have one chance to get a good home inspection. Saving a few dollars with a bargain inspector could cost you thousands in repairs down the road.
What's included in the inspection?
A home inspection is a visual overview of the entire home and its integral systems, including: structural components, exterior, roof, plumbing, electrical, heating and cooling, insulation and ventilation, interiors, and built-in kitchen appliances. Thermal imaging is included free.
May I attend the inspection?
We invite you to be present, though it's not required. Attending lets you see what the inspector finds and ask questions. If you can't make it, you'll still receive a very detailed report.
When should I schedule the inspection?
As soon as possible after you have a signed purchase contract. We're often scheduled a week or more in advance, so make sure your contract leaves time to get repair estimates. For new construction, schedule a few days before your builder walkthrough so you have our report in hand. Schedule warranty inspections at least a month before the warranty expires.
How do I prepare for the inspection?
It's easy. Be ready to follow us around the home, and bring a notepad if you'd like. All deficiencies are listed in the report, but some maintenance tips (like when to change a furnace filter) won't be.
When will the report be ready?
Reports are emailed generally within 24 hours of the inspection, if not the same day. Every report is computerized with digital photos so you fully understand the home.
What forms of payment do you accept?
Cash, check and credit cards (MasterCard, Visa and Discover). Our listed prices reflect the Pay Now option; pay at close is an additional $50.
What if the inspection reveals problems?
No house is perfect, not even new construction. The report isn't a seller's "must-fix" list; it's an impartial report of the home's condition. Every situation is different, and it's up to you and your real estate agent to decide how to proceed.
Are there limitations to the inspection?
Yes. We can't see through walls or predict the future! A home inspection lasts a few hours and isn't technically exhaustive. It's not an appraisal, a building-code compliance check, or an evaluation of biological or environmental hazards.
Do you offer a guarantee?
Yes! Every residential inspection includes a 120-day warranty, $100 deductible coverage, and our 100% money-back guarantee. Learn how our guarantee works.
What if I have questions later?
Your understanding of the home is our highest priority. You can ask us questions for as long as you own your home.
